About the Association

About BSOA

Big Sky's master owners association since 1971 — the organizational backbone of an unincorporated mountain community.

Our Mission

More than a traditional HOA

The Big Sky Owners Association is a non-profit 501(c)(4) corporation registered with the State of Montana, governed by an elected board of volunteers and supported by professional staff. Membership is both automatic and mandatory for all properties within BSOA's jurisdiction.

BSOA spans both Gallatin and Madison Counties — covering more than 2,400 properties across 8,000 acres. Because Big Sky is unincorporated, BSOA fills a quasi-municipal role: in 1976, the board formally declared BSOA to be "the quasi-municipal body established to provide common area service throughout the entire community." That purpose remains at the core of everything we do.

Beyond dues and covenants, BSOA serves as a connector — helping owners navigate the complex organizational structure of Big Sky and find answers even when the answer belongs to another agency.

BSOA's primary services include:

Winter road maintenance · Street lights · Speed control & signage · Weed & pest control · Open space maintenance · Architectural review & landscape design · Covenant compliance

How BSOA's work gets done

Much of BSOA's day-to-day work is carried out through committees of volunteers and staff working alongside the Board.

Big Sky Architectural Committee (BSAC)

Reviews all construction, remodel, and exterior change applications within BSOA's jurisdiction. Meets approximately twice monthly. Members include volunteer property owners with design and construction expertise.

Transportation Committee

Works to improve road safety and address transportation concerns within BSOA. Partners with homeowners, the Board, and local organizations to identify practical solutions for drivers, cyclists, and pedestrians.

Nominating Committee

Manages the annual Board election process, including candidate qualification, ballot distribution, and vote counting at the Annual Members Meeting each August.
